Engage a local lawyer, seek his/her advise with the documents of agreement, rent receipts (office/your copy)etc.

Issue involves the questions regarding rental, not title. Hence the pecuniary jurisdiction need be based on this aspect only.

To file a suit of eviction of tenant from leased premises and for possession thereof, land lord would value it as per rent
and not as per value. An one month Notice terminating tenancy and compliance of local laws would be required.Visit a lawyer locally.

You may consult and discuss the issue with a local lawyer and proceed as per his advise on the issue including jurisdictional issue.

File a eviction petition under the Rent Control Act.
