Deed of succession

I am buying a house where the owner(husband) died and deed to succession was done in the name of wife and daughter but son was minor so deed of succession was not done in his case. Now as the Son is Major and the deed of succession will take time so should I buy the house with out it and taking just an affidavit from the son that he forfeits any claim on the house in future.

A forfeiture of legal or natural rights, in immovable property, has to be registered to be legally valid.

Wait for succession certificate from court. Request the seller to add her son's name in succession certificate.

It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters before signing or making payment.

Get the succession certificate of legal heir certificate and then buy from all the legal heirs.

The facts, as posted, lacks clarity. On the death of the owner husband, the property is jointly vested with the legal heirs viz. the wife and the children and his mother (if alive at the time of his death) , if they are Hindus.
