Ownership transfer

Dear Sir
I am a tenant of a commercial property for the last twenty years.There was another tenant who handed me the property before that after taking some payment.The LandlOrd has never come to enquire about the property in the last twenty years.I want to put the property on rent so how do i get the name of the property transferred in my name as I do not know who the owner is.

Only an absolute owner of a property can legally transfer the same to any other person.
Therefore the first question to be answered by you is "Whether you are the owner of the property?"
That answer will give further answer to your own query.

You are just a tenant in replacement of the original tenant as you stated here, very first issue is about your own legal occupation in the property which was given on rent to another person and he sublet it to you without the consent of the actual owner, your own occupation on the property seems to be unlawful. Secondly you want the property transferred it in your name, transferred in what sense, as owner of the property or as new tenant of the property?
You will have to find out whereabouts the actual owner of the property and only after that any transfer business can be conducted.

The property can not be transferred in your name in absence of the owner or without the consent of the owner. So forget about it.

You may give the property on rent to other party on the consent of the owner. Without consent you cannot put the property on rent.

The owner is not traceable have not met him all these years.Tried hard locating him a couple of years ago but they say that he is not around nor do they have any documents wrt the property as I had wanted to buy it.Now I want to transfer the property in my name as I am stuck in a limbo.I want to give it out on rent so what are the options that I gave considering that the owner is not around and I cannot buy even though I wanted to.
Is there any tenancy or legal rights.I will pay the owner if he comes someday but in the meanwhile I want to give it on rent as somebody has given me an offer.
Please give me all the possibilities available.
