My father bought a house where tenant is overstaying

My father bought a house where tenant is staying from two years and he doesn't have any legal agreement or rental agreement and he is not vacating the house and far so he didn't pay any rent. so what can we do for vacating the housefastly without delaying??

immediately Move THE RENT CONTROL COURT AND FILE EVICTION SUIT AGAINST THE TENANT. LET HIM DEPOSIT ARREARS 0F RENT IN COURT. FAILING WHICH THE COURT WOULD PASS APPROPRIATE ORDERS INCLUDING EVICTION ORDERS AGAINST THE TENANT.Apart from rental arrears or dues from tenant you also state you require your rented premises for Bonafide purposes.

The eviction process through Rent Control Act of your state through Rent Controller on the ground of non-payment or rent or the property required for personal bonafide use may take many years to finalise and lot of money will be spent on litigation that you thought was saved by buying this property. The best course is to get rid of the property as soon as possible. The disputed property with tenant occupancy should not have been purchased even if very loo price was offered.
Other unlawful method of getting the property immediate vacated exists but not for discussion in public forum.

Non-payment of rent is a ground on which eviction could be sought.While filing such a petition, you may also urge bonafide grounds, if any, occupation of the building for your own use.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
