Registry of land

I have my fathers registry of 2000 sq feet but actually land is less because he was working outside and not fenced and now if I want to have a registry to other person can I do a registry of 2000 sq feet or is it required to do a registry on current measurement of land

The measurement of the land on paper is your actual ownership of land. Hence, you shall execute the conveyance of total 2000 sq.ft. unless the part portion is acquired by the government.

Discuss with local counsel specializing in revenue matters and to advise you on say: encroachment if any and how to resolve.

Irrespective of actual measurement of land, you need to register a deed only the extent you have, on paper/document/deed. But your purchaser will pay you only the available land cost.

You can sell the land you have in the papers.

Make clear in documents that some land is grabbed by others and purchaser can take legal steps to get it back.

Transfer of title will be as per your ownership. Shortfall if any better to get it addressed so that you realize full value and transfer is encumbrance free. Sometime unauthorized occupation get resolved through direct dialogue with the neighbor as unknowingly they would have exceeded their boundary and of course with the help of a legal expert on property matters of your area/revenue authorities like VAO etc.,
