Unregistered partition settlement

Sir, Unregistered family settlement among cosines land converted and sites released and my share 15 sites khata issued in my name according my land share, sites comes in my land alloted according settlement, now I can sell sites with any consent of my cousins, few purchaser insisting their consent, please advise is more appreciated

The purchaser is correct in insisting for consent of your cousins.

Unregistered family settlement has no relevance for the purchaser. Satisfaction of the purchaser is a must about the clear title that may not be disputed any time by your cousins.

Sir, 15 sites comes in my share land holding from 22 years, when we jointly applied for conversion, the same unregistered settlement copy submitted along with separate survey sketch, in approved layout sketch our portion land marking accordingly our RTC, sites Katha issued by Municipal council in my name , now cosines are refuse to give consent and their lawyer as told to them consent is not required, please your suggestions

Whatever their lawyers say that is irrelevant for the purchaser. The purchaser is not bound to agree with the perception of their lawyer. As a seller, you have to convince the buyer about the clear title in your name before you sell.

It is advised to consult local lawyer show him all documents and discuss in detail provided it is not a academic problem.

Sir, 1995 deed can registered now, my cousins totally refuse to sign any paper. They collected their share full amount from one Developer, total 4Acre , another 60sites in joint khata with my cousin, 40sites sold jointly and I refuse to sign another 20sites and demanding execute release deed for my 15 sites, they collected all money from developer now myself and developer in trouble , please your feedback
