Lease agreement dispute

Sir
One person approached me for lease of my land. The oral agreement was that he is just taking my land for obtaining dealership of a reputed two wheeler company and if he gets, He will construct temporary showroom and carryout business for at most 3 yrs. After that he will shift it to his own land which is presently leased out to HP Gas. He had told me that after signing agreement he will do construction. But he has constructed showroom in my absence and now he is refusing to sign the agreement and telling me that he will stay here for at least 10yrs. His background is negative. Please suggest me how to safeguard my interest.

File a suit for recovery of possession if you are not even getting rent. If you are getting rent then file suit for eviction.

Not getting rent, but he has transfered advance into my account, which(A/C No.) I had given him at the time of proposal. He was very cordial at that time, but now as I sensed that he wish to get this property by force. Anyway thank you sir.

Without wasting any further time, you have to visit a local lawyer dealing in property matters, discuss things and then take immediate action. Any further delay will only be to your disadvantage.

You may file a suit for recovery of arrears of rent as well as for eviction due to default in payment of rent. You may contact a local advocate and proceed.
