Pagdi - tenancy rights

Married for 25 years. Lived in a pagdi house in my mother-in-laws name.
Due to alcoholic addiction of my husband i have always been the sole bread earner throughout foreseeing this my mother-in-law advised to transfer the house to my name.
after her death have an noc from my husband, sister-in-law and brother-in-law stating the same.
however the rent receipt and the electricity bill has my husbands name in the middle (usually used after marriage)
About 6 months back he has deserted the family no clue where he is. he went spreading bad allegations about me saying he will get us evicted from the house using the neighbours as evidence. All on his side as he has been born and bought up with them and feel alcoholism is a sickness n should continue life with him. he has been selling things frm the house, borrowing and vanishing etc.
i continue living with my 3 girls in the premises but they find it very shameful and do not want to continue staying here. v r planning to move out to pune but worried of the house here.
can the landlord take advantage of the situation he knows all from the beginning and has been throughout been very co-op and understanding even when it came to transferring the rent receipt to my name never charged a single penny. but now with him no more with us cannot trust.
also can my husband demand anything if maybe i rent the place or plan to sell if no option left.

Despite that you could manage to transfer Home of his mother on your name !!!

Now home will go to landlord, if you leave rented house!!!!!!!!!
& he will reside on road as usual...

Would selling the place help (how much is the landlord eligible to charge legally) if we decide on this option.
A few years back also we had shifted to pune for job purpose and had rented out this place.
what do you advise.

as mentioned he has walked out 6 months back we have no clue where he is but has done these tricks in the past also disappears till he blows up all the money from whomever he manages to bully n borrow and lands up again when he needs food and shelter with us.
fedup of this all for the past 25 years and planning for a divorce.
he has never contributed in any way towards the family needs so does not deserve a single penny.
i need to think of the children and their future.
hv been working throughout and making ends meet but cannot drag on forever paying for his doings.
financially zero today infact in a lot of debts/loans dont see any other option

if you sell the rented premises landlord will take around 33% of sale proceeds

You have been living in the chawl for such a long time. In the next redevelopment you may be owner of redeveloped flat. If you can, you should wait.

Unless landlord so wishes you can not become its owner after redevelopment though you may be accommodated on redevelopment.

how can one know who the rightful landlord is (dispute)
Rent receipt is in my name since 1990.
Also will husband be able to have any rights or put stay in future if he comes back (7 mths no clue of his whereabouts) if i delay selling the place thats the only concern which he is capable of.
