Sale agreement

( My late father,in a fit of depression,made a registeredsale agreement for his chamber in 1996.Prospective buyer paid him some amount which he accepted.But my family members objected to this sale and the prospective buyer didn't approach for registration till date.My questions are:
1.Is the sale agreement still valid?)
wrt above query wat will happen to ec incase of registered sale agreement after 3 yrs?

the sale agreement is not valid.

But, who is having the possession, of the property mentioned in that agreement is important.

on one hand you are saying registered sale agreement was made . on other hand you say agreement not regd . please clarify .

in addition mention whether proper stamp duty paid and whether possession handed over by your father .

the querist means, the sale agreement is registered, but the sale deed is not registered.

The contents of document and the possession of site is to be seen. in the given facts agreement is not valid.

If the prospective buyer is not in possession, the sale agreement is barred by limitations. Once it is barred by limitation, an entry appearing in EC to this effect may be ignored.
