Sale deed through gpa

Sir,
i am purchasing land from GPA holder , original owner has given GPA to his brother to execute sale deed , i will purchase the land from GPA holder , whether this sale deed is valid as per law.

Since the constituted attorney is the brother of the principal the GPA is valid if the same is duly registered.

IF the GPA is registered and right to sale is conferred upon GPA holder then sale made by him on behalf of his brother would be law full.

Before going into the transaction you should verify that :
1.Owner's title clean marketable and is free of all charges;

2.Owner is identified to you and GPA is not fabricated or impersonated;

3.Property is in possession of owner and GPA holder is in position to transfer it to you.
