Rtgs clause

Dear Sir,

I would like to write a clause to receive part consideration (advance) in the method of RTGS. I would just like to know if the below clause makes legal sense.

Simultaneously, with the execution of this Agreement, the Second Party has paid to the First Party as part consideration sum of (i) Rs. XYZ/- (Rupees XYZ Lacs Only) through the method of Real Time Gross Settlement (RTGS) dated __________ from Name of Bank, City Name,..

3. The Second Party has agreed to pay the balance sale consideration of Rs. XYZ/- (Rupees XYZ Only) to the First Party through the method of RTGS No. at the time of execution and registration of sale deed by the First Party in favour of the Second Party in respect of the said Flat.
