Property papers

I am a resident of an unauthorized colony in Delhi, which is one of the 895 colonies regularized by Delhi Govt in a notification recently. The property was a sale deed/GPA on my mother's name which was an agricultural land/gram sabha land and was purchased in 1985. Recently my mother discovered that she has misplaced the property papers. Now we are apprehensive about it that, if found by someone, it may either be misused or used to harass us in any manner.

So is there a way that:

1) a new sale deed/GPA for the same can be acquired?
2) Will the records for the same be preserved with Sub-registrar's office or any other govt' office where we can verify the property details and get a copy?
3) How can we make sure that any future misuse/harassment arising out of this problem may be avoided?
4) My mother, in her innocence, has told about this to few people in our locality. What will be the way out if someone tries to put us in any legal tussle by unfair means?

You can obtain the certified copy of the sale deed from the concerned sub registrar's office.

1.& 2.If it was a registered deed then a certified copy can be obtained from sub registrar's office.
3.Loss of original should be reported with police station and should also be advertized
in news paper.
4.By meeting the case.

Thank you all for the valuable information!

I visited our concerned sub-registrar's office today and was informed that as our property was an agricultural land and classified as an unauthorized colony so any sale deed in these areas were never registered and hence they don't have any records for the same. What are we supposed to do now?

You ask the same office if they are registering them now.

Yes sir,
I checked it with registrar's office. They told me that at that time the properties of my area were not registered. And because it was quite old property, they told me to check for the records in Delhi Archives office at Qutab Institutional Area, New Delhi. No records for the property exist there as well. When I checked the Khasra records at Tehsildar's office, it shows our property as Government land.
What should we do now?

If it is shown as government land at tahsil office, you have tough time with it then. Try to sell it away at the earliest.

Got you point Sir, but like I mentioned earlier, it is one of the 1400odd unauthorised colonies of Delhi. Unregistered property sales are not allowed here, as far as I know. So if you could please throw some light on that or I would appreciate if any learned expert from Delhi, who is aware of these recent developments about the rules and regulations pertaining to unauthorised colonies in Delhi, could answer my query. Would be much appreciated!

Mr. Deepak, what you might have got is a piece of acquired land as indicated by the fact that it is entered as Govt Land in revenue records.
Your problem is not unique and thousands of people are facing such or similar or nearly similar problems.
I have worked as Special Secretary incharge of Unauthorized colonies in Delhi before my retirement in 2014. I can throw more light on the matter after more detailed facts. In particular please let me know whether you have any photocopies of the property documents.
