Link documents missing before 2005 for site

Hi Team,
I m planning to buy one of the site in approved layout and the below documents has missed, can you please suggest me how to proceed further ??

1) For one survey no we have link documents from 2005 to till date and before 2005 it was missing.
2)For one survey no we have missed Sale agreements which has done on 1987 for the same we have ROR which has done on 2006. But who ever bought this he has passbook on his name,

So can you please suggest me that can i proceed to buy this site and also confirm me if i want to sale it in future and buyer wont ask these documents??

Every purchase of real estate involves 20% risk. Try to get link documents by approaching public officers and then only go for purchasing.

It is better to avoid such transaction. The missing documents may create problem in future also.

Ji, if the documents before 2005 were registered then you can get copy of the documents from Registrar office concerned. If you have not found it is better to avoid such transaction as said by above experts.

Nothing to worry . If you could get the Encumbrance Certificate for 25 years to the concerned property that would suffice

Show all the documents copies to an Local Advocate and get an Legal Opinion and that is enough

It is advisable to get the marketability of its title verified by a local prudent lawyer before finalisation of transaction, if you feel strong to purchase subject property, otherwise it is better to avoid/ leave / forget.

Which are the link documents missing - are they registered? The sale agreements are of no consequence if the subsequent sale deeds are duly registered.
