Eviction of Tenant and get owner land possession.

Sir ,I am having an problem of 3 old rental persons for my 3 small commercial place they are rented from before 90's and not paying rent from last decades years and not giving possession back to me.plz help and suggest some new laws regarding these problem. Discuss with local lawyer and file case for eviction. Such cases are time and cost consuming.

These 3 tenants of yours shall not leave the tenanted premises. They shall also not pay you your outstanding dues. That is what I have deduced from what you stated in your query.
Your ONLY option is to file a case in the court of competent jurisdiction. You have already wasted more than enough time sitting over the matter, doing nothing. Give notices demanding outstanding rent and asking them to vacate. Verbal communication won't help. Only written stuff and that too by registered post shall pave the way for any future course of legal action.

Issue a legal notice to your tenants and ask them to pay due rent and delivery of vacant possession.if notice is not complied with by them then file eviction petition in court having jurisdiction on ground of default in making payment of rent.

Your problem can be answered effectively only after knowing the state in which your property is located and the amount of rent. However you can file an eviction suit on the ground of non-payment of rent. If the tenancy is protected under the Rent Control Act of the state, Court can allow the tenant to pay arrears of rent and also order further payment of rent every month. If the tenant still defies the order, eviction shall be ordered.

What were you doing for the last more than 3 decades?
If you are not interested either in rent or the demised premises why do you get bothered at this stage; let the tenants may enjoy the property peacefully.
I agree with expert Mr. H S Thukral, Rent Control is a State subject and eviction of tenant is protected under these laws.
