who benifits the right of ownership?

the shop is taken care by my friend for atleast 15 years now but the place is on his younger brothrs name that to he had signed it when he was 15 that makes the saledeed null n void  so now who can claim the rights is it the owner who sold or the person who runs the place or the person who signed the agrreement.
