There is "no" sale/ purchase transaction on unregistered stamp paper worth Rs. 20/- . i.e., the transaction, if made is invalid, illegal and inapplicable.

who is possession on that plot. ? Registration of the documents of sale and purchase of immovable property is mandatory and ensures conservation of evidence, prevention of fraud and assurance of title
