Sir, please give me some details about suit for adverse possession and suit for demarcation.
As i want my land to be demarcated by civil court thro' appointment of advocate commissioner or surveyer.
Can suit be filed for adverse possession on the basis of voidable sale deed executed 40yrs back.

Suit for adverse possession can be instituted when a person lives in a place for more than 12 years and still continuing in possession for subsequent time

file a suit for demarcation of property based on the sale deed or whatever document you have and file the same into court.
after your suit is decreed, in execution application alone, you can file file application for appointment of advocate commissioner along with a competent surveyer
