Transfer of property from father to son

Hello,

My father & mother wish to transfer their property to Myself & my brother. 

My father has two set of properties 

1. First Set which he received post partion with his brothers, this includes house & agriculture land.

 2. Second set of property are his self made properties.

My father desires to partion the entire property & transfer the property to me & my brother in his current state of good health.

The questions I have...

What is the legal, easiest & cost efficent way to tranfer & register both the set of properties to his son's now.

Please suggest correct process which should not have any legal issues now  or later.

With respect to first set of properties he can execute a settlement deed whereby he can relinquish his interest in your favour, with respect to second he can execute a registered gift deed.
