SHED FLOOR AREA FOR RENTAL AGREEMENT

MY DEAR LAWYERSCLUB FRIENDS, PLEASE GIVE ME A SOLUTION FOR  MY PROBLEM.  I AM A TENANT (ENGINEERING COMPANY) IN AN INDUSTRIAL SHED AT CHENNAI.  THE AREA OF THE SHED IS MORE THAN MY REQUIREMENT OF 1000 SQAURE FEET, HENCE THE LANDLORD USED THE REST OF THE SHED AS DUMPYARD.  NOW HE WANTS TO LEASE THAT EXTRA SPACT TO SOMEBODY.  MY PROBLEM IS, WHEN WE HAD DISCUSSION, I WAS UNDER THE IMPRESSION THAT 1000 SQAURE FEET AREA IS THE ACTUAL FLOOR AREA MEASURED FROM INSIDE OF WALL TO WALL.  NOW THE LANDLORD SAYS THAT FLOOR AREA IS FROM OUTISIDE OF WALL TO WALL.   I AM CONFUSED.  MORE OVER TWO SIDE WALLS HAS BEEN SHARED BY OTHER TENANTS.  WHAT IS THE REMEDY FOR MY SITUATION.  I WANT TO DISCUSS WITH MY LANDLORD ABOUT THE FLOOR AREA FOR RENTAL CALCULATIONS.  FRIENDS, PLEASE HELP ME AND ANSWER ME IMMEDIATLY.

realy am totaly not understand ur matter. what u want exactly, for which is their any rental aggreement with ur land owner. and wat is the term . with those details only , give the suggesstion . furnish the details now

DEAR MR. SANKAR,


THANKS FOR YOUR QUERRY.  THE DETAILS ARE AS FOLLOWS:


WE ARE OCCUPING 1000 SQ FT OF AREA IN A SHED WHOSE TOTAL AREA IS MORE THAN 1500 SQ FT.  INITIALLY, WHEN WE DISCUSS ABOUT OUR REQUIREMENT OF FLOOR SPACE WITH THE LANDLORD, WE WERE UNDER THE IMPRESSION THAT FLOOR SPACE DOES NOT INCLUDE WALL AREA..  SINCE THE AREA OF SHED IS MORE THAN OUR 1000 SQ FT REQUIREMENT, WE DO NOT HAVE ANY PROBLEM WITH THE OWNER.  BUT RECENTLY, THE LAND LORD WANTS TO LEASE THE REST OF THE SHED TO ANOTHER PERSON AND THE DISPUTE COMES INTO PICTURE.  THE LANDLORD SAYS THE FLOOR SPACE WE AGREED IS INCLUDING FLOOR AREA + WALL AREA  AND WE ARE OBJECTING THE SAME. 


MY DOUBT IS WHETHER FLOOR SPACE MEANS INCLUSIVE OF FLOOR AREA AND WALL AREA OR ONLY FLOOR AREA.  THIS IS MY MAIN DOUBT TO BE CLARIFIED.

is any lease agreement or rent agreement with ur land owner and wat area has been mentioned in that . the floor area means total area.

WE DON'T HAVE ANY AGREEMENT SO FAR, BUT WE MADE A DRAFT OF A AGREEMENT BUT NOT EFFECTED ANY TIME.  IN THE DRAFT ALSO IT WAS MENTIONED AS SHED AREA OF 1000 SQ FT ONLY.  THANKS FOR YOUR HELP.
