Separate 7/12

I have purchased a agriculture land in karjat. Out of total 113 guntha i bought 80 guntha. The 7)12 I got have both names mentioned. First name is old owner with 33 guntha and against my name is 80 guntha. 

My question is 1) is it safe to keep the 7)12 that way????.

 

2) what will be the cost and procedure to separate 7/12 in my own name.

The 7/12 is showing your name for 80 gunthas. so no problem.  However, you can approach the RDO/SDO of your division

You have to get the revenue records on your name itself for all  the properties you purchased.

If you purchased only 80 guntas of land then you make sure that the entire 7/12 record of this 80 guntas property is on your name.

Entire 80 guntha is on my name but on the same extract of 7/12 which also has name of privious owner with 33 guntha on his name.

It is not a problem.  However, consult revenue authorities.

Why is it that the property has not been assigned separate survey number? You may seek the information under the Right to Information Act.
