Selling the rights of one person in a patta road , to a third party, without the consent of others

Whether it is legally possible to sell the rights of one person without the consent of others ( other 9 persons) to a third party who is not having path to his land,

If the land is his land he can sell it but it is ancestral all legal heirs shall sell.

The common passage which is accessile for all the property holders in the vicinity for their ingress and egress purpose can object this and can sue the other party for this illegal act
