Selling property

 i am nearing 90 years age. I intend to sell my flat to a buyer, who will pay the full consideration now after the regitration of the sale deed and simultaneously register a tenancy agreement with me as tenant for the rest oh my life on rent free/ nominal rent basis. After my passing away he can take over the fllat within 2 months. Is this a legally valid transaction? If so how will the tenancy agreement be worded to ensure no disputes arise later?
Please guide.

1.   A normal tenancy agreement is usually not the safest structure for this arrangement.

2.  The several other issues involve like registered sale deed, plus registered life interest, right of residence clause, a leave and license agreement for life time occupation, heirs may litigate latter, buyer may terminate tenancy license. The arrangement should clearly specify who pay society charges, electricity, municipal taxes and repairs.

3.  Please contact a local prudent lawyer who can draft sale deed inclusive of all relevant clause so that no further issues arises in future.

Yes it is legal, but for drafting you contanct your local lawyer

Being absolute owner of the property you may sell it.

However, Sale Deed and rent agreements may not be correlated and these are  to be registered separately.

The arrangement is valid provided the terms are not opposed to the local rent laws in force.
