Can the wife of the purchaser be a witness for property sale deed if she is not party in deed?

Yes wife not a party to sale deed can witness the document.

Any person may be witnessed except Party to the document.

The responsibility of the witness is not confirming the contents of the deed but confined to the fact the signatures of the executors are in their presence and signatures are genuine.

Yes, the wife of the purchaser whose name does not appear as party to the sale deed can very well sign as Witness.
