if gpa holder sel the land of owner then he is liable to give amout of sale to owner or not?

a person dishonestly grab the gpa from my old age mother .and he sold a piece of land without taking my mother concern. now we came to know that he has done fraud with us.can my mother file suit against him under 420 and can file the suit to cancel the sale deed on the basis of receipts(sale consideration)?
