Rule 53 a

I want to know for my case Whether money paid in advance on interest by executing a nominal contract on 100 ₹ bond will be a part performance of the contract which is unregistered as per rule 53A TPA ( for land purchase ) ?. And whether this bond ( MP Receipt ) will be admissible in the court of law ?.
