Registered sale agreement

I am the seller - We have registered a sale agreement on 5.10.2005 and received 3,00,000 as advance as in the agreement. Sale consideration is 3,82,500.

As per agreement - After receipt of balance amount of 82,500 by the seller and when demanded by the buyer, both parties agreed to register the sale deed.

Later we have received balance amount of 82,500 on 15.10.2005.

No time (or) No happening of event (or) only demanded time of buyer in the agreement.

How will be the limitation act sec 54 applicable ? Part 1 or Part 2?

Shall we take 15.10.2005 as date of start of limitation? Shall we wait till demanded by the buyer, which may be 100 years?

Guide line value at present is 2.25 crores. Can he able to register as per older guideline value? If he has to register sale deed for present guideline value, can he pay the amount of difference to me ?

As per the sale agreement only you can approach for registration

Registering document as per old value is not possible. And if you wish you can demand the diffrence amount.

Registering document as per old value is not possible so for registration purpose you have to consider present value . And if you wish you can demand the diffrence amount.
