recovery under sarfaesi

as per the document a person is having 1000 sq.ft but as per the site it is only 800 sq.ft 200 sq.ft encroached by the adjusent property owner. A loan was given considring only for 800 sq.ft. Any problem will araise at the time of recovery under surfaesi act .?
