My Father owns an individual house in Chennai and we've been living more than 30 years. My father decided to give us the land and wanted to construct a house between me and my brother (No Sisters - Only 2 Sons). We are planning to divide the land equally, demolish the existing house and construct a new house on our given land. We will be applying for bank loan for the construction. We've been advised to do a 2 separate settlement from my father first and then apply for building plan approval and start construction. One of my friend suggested I need to do a subdivision, where as the earlier advised it is not mandatory.
I am seeking advice, for the procedure to be followed and is sub-division is mandatory ?
