Query about making an agreement

If I want to make a contract agreement with national or international companies for certain commission amount , then what would be the proper legal process for that.

Do I suppose to take help of an advocate or the contract letter sent by company with their seal or signature would be perfect.

which are the agreements are compulsorily registrable under stamp act and registration act. what was the situations prior to year 2012 especially in property apartments construction agreement entered by the builder with buyers
