1) Is rental flat especially maharashtra ,rent given advanec by month or end of month ? rent agreement havent specified exactly
2) if rent agreement not notarised ,can somehow tenant acquire property?
3) if tenant not pay rent on time,dislabilng ele meter is proper way to vacate?

A tenant is a tenant, he cannot acquire the property merely for the reason he had been a tenant for a long time. Due process of law is to be followed to vacate/evict him from the tenanted premises and not by adopting illegal methods namely disconnecting the supply of electricity or water supply. It is illegal and may attract criminal law and punishment thereon.
