Property distribution

Hi, We have 2acres of land in North karnataka. This whole property is in the name of my grandmother. she is expired long back(in the year 1999). She had no childrens but had two nephews(my father and his younger brother)and they are also expired. But property is still in the name of grand mother. She has 6 grand childrens(my dad has 5 childrens and his brother has only one son). And now we are planning to distribute this land. In that case how the property can be distributed among the two families.? Here the legal advisor says it should be distributed in two parts. One part is for my mom(age 85) and her 5 children. And another part is for my aunt(age 80) and her lonely son. But some legal advisor says these type of undistributed properties should be distributed among 8 equal parts(grand childrens and daughter in laws). Please suggest me the proper method of property distribution. Savita
