Proof of property ownership

I gave my apartment for rent without any rental agreement over 11 years ago & tenant was paying rent  regularly. Now he stopped paying so I sent him a legal notice & he replied that I am not the actual owner because property tax bill has a different name & my name is not on 7/12 records which is true because of my own negligence.

If I want to evict him what documents do I need to prove the ownership & how long will it take ?

In eviction cases landlord has not to prove the ownership of property, he has to prove relationship between landlord and tenant by cogent evidence and once tenant accept the relationship of landlord and tenant, he can not to raise objection regarding ownership of property.

I have not done lots of repair needed in the apt due to High cost of repair since apt is very old and rent is too low to spend 20 - 30 times the rent for repairs.. So he is also giving that as a reason not to pay rent.
