Please explain the query end to end process

My property in Mumbai is going to get redeveloped.The property is under my fathers name.He only has the mumbai property under his name with the only adhar card and pan card address registered with the same.We are opting for sale proceeds money to be credited to the only bank account with the same address.My question is we have a property in village and will are going to settle there but it is under my grandmothers name and later after her death to be inherited to my fathers name. Can I transfer the ownership with gift deed with the property in village under sons(my)name and the property in village to be my adhar card address and a bank account address under my village address.

You can deposit the sale proceeds in your father's account.  The village property is your grandmother's, so you cannot transfer the property.  If she is alive, she can; otherwise, the legal heirs of your grandma can jointly transfer it.
