Your title by a registered deed on your name is established.
You are being misguided or diverted unnecessarily by your lawyer.
The fact is that you have almost won your case hence you may better terminate the vakalatnama given to your lawyer and engage a prudent lawyer to proceed further to knock the claim of your neighbour and get the desired relief.

agreeing with above views I will add.
you said your father purchased by unregistered deed. However at the same time you said that the land has been ttnransferred to you by registred sale deed, In that case that deed is your title.
You are also occupier fo the property.
As observed by the expers above. The case appears tobe going in your favour. the defendenty as you described) has lost his right to defend (most like;ly he may not even be cpomeing to the court.

You can follow it up properly thorugh your advocate and if you suspect the integrity of your advocate you may change the advocate immediately
