If it is agreement then you can file suit for specific performance unless barred by limitation.if it is unregistered sale deed lrs ready to execute it.the lrs may be unborned at that time.if land is in your possession file declaratory suit.

A registration gives validity to a deed and a deed without registration may not be a legally valid document. However, based on that deed and actual possession some other registered deeds can be created which may be valid for the future. Some state governments now proposed to accept such registration with nominal cost of Rs.100/- for those agreements/deeds not registered 15 years earlier as a special case if registered within a certain period during the scheme.
