Non payment sale consideration on sale of immovable property

Hi
I have made sale of immovable property. but there's no agreement between seller and buyer of property
since last 4 years buyer hasn't paid the a single penny.
what shall I do to recover the consideration from buyer
please help..

sale without registered agreement is void.You are free to sale to new buyer
