Mutation record and registry deed

1) I need to get mutation by inheritance records of a person from whom my grandfather bought land. 2) My grandfather bought a land in 1970s but we don't have the registry deed and he didn't do mutation of land, Is there way to get registry deed if registry was done and if registry is not done then is there way possible for us to claim the land if we have been using it for more than 50 years. 3) My grandfather sold some land to X but X claims that my grandfather sold more land than we know my grandfather sold to X and X is claiming our land as his, So where can we get the registry of the land sold by my grandfather and how can we get it.

In the absence of a registered title deed as well as the mutation records, your claim for ownership to the property is not at all justified.

Under whose possession is the property now and whether it was  in your possession and enjoyment for all these 5 decades period of time, then you should be having documents to prove your possession.

Then on that basis you may file a suit for declaration to declare the property's title to your name perfecting the law of adverse possession.
