a person buy a land for X but after 1 yr of buying . buyer get to know about the property tax on land is not paid from last 20 yr of 30 lac what action does the buyer takes ? and under which act ?

You should have been vigilant before buying the land. Now, all depend on the terms and conditions of the agreement. Consult with a local advocate and find out whether you can recover the tax from the seller.
