No, not only in Maharashtra,  the legal heirs name cannot be entered in the land revenue records when the owner is alive anywhere in India

In Maharashtra, the 7/12 extract is a crucial document that records the details of agricultural land, including ownership and inheritance. Generally, the name of legal heirs cannot be entered in the 7/12 extract while the father is still alive, as the property is still owned by him. However, there are exceptions: 1. If the father has executed a will or gift deed in favor of his legal heirs, their names can be entered in the 7/12 extract. 2. If the father has relinquished his rights in favor of his legal heirs, their names can be entered in the 7/12 extract. 3. In case of a partition deed or family settlement, where the father has agreed to divide the property among his legal heirs, their names can be entered in the 7/12 extract. To enter the names of legal heirs in the 7/12 extract while the father is still alive, you will need to: 1. Obtain a no-objection certificate (NOC) from the father. 2. Submit the relevant documents (like the will, gift deed, relinquishment deed, or partition deed) to the Tahsildar or Talati. 3. Apply for mutation of the 7/12 extract.
