Land sale

We have a property in suburb of Chennai, about 5 of our relatives have each 1 ground. All of us decided to sell the property. A buyer came to us and finalised the price and, he said that he would by the property in a months time. Based on this a form of intent to sale (aggrement) was drawn in a green sheet. That he shall by the property from us with in 30 days from the date on entering this agreement. Of the 5 parties on the day of agreement only 3 parties where there and they sigined sigined the document. 

It is 4 months from the date on which such aggrement is made, can we cancel the agreement?

What is the reamady available? 

What is the legal procedure to be followed?
