Land registration

Dear Sir
if I purchase a house but register only land not building
is there any problem I will face

note: seller deed mentioned only land,he made house later

Quick Summary
Purchasing a house where only the land is registered, but not the building constructed later by the seller, can lead to significant issues. You might legally own the land but not the structure on it. This situation could be considered illegal occupancy of the land by the seller, potentially creating long-term adverse possession claims. It is advisable to secure a registered agreement to address these complexities.

You will be owner of the land but not house which is constructed in it.

How can he construct house without  land owner permission ,it will be illegal occupancy ,then he will have possession over that land which will be adverse for you in long-term ,make a register agreement with him.
