Illigal land capture

We are about to buy a land on NH-31 but having an issue regarding that .One person has illegally captured the front which is on the PWD for 15 yrs. He is neither the owner nor a shareholder and also not ready to move .
what should I do ? Is there any way to solve this matter.

Don't buy it if you suspect that you may be purchasing problems with your hard-earned money. Litigation is such a complicated and destroyer of peace of mind to the entire family.

The token money can be refunded if you do not get the agreed piece of land.

Terms and conditions of Agreement of Sell shall govern the subject.

It is advisable to consult and engage a local prudent lawyer for better appreciation of facts/ documents, professional guidance and necessary proceeding.
