Quick Summary
This discussion addresses the challenge of transferring a land khata when it's currently in another person's name, despite decades of cultivation and a court order. The advice suggests filing a suit for declaration of title based on adverse possession, which, if successful, will allow for the khata to be transferred to the rightful owner's name. Consulting a local lawyer is highly recommended to navigate this complex legal process.

Get a declaration suit.  Consult a local lawyer.

You can file a suit for declaration of title to the property on the basis of law of adverse possession.

After the title is declared, you can apply for khata to your name.
