A registered deed cannot be unilaterally cancelled by its executant. The only remedy available is to invoke Sec. 31, Sp. Relief Act. If a person is aggrieved by a cancellation deed, the remedy open for him is to seek appropriate relief in the civil Court. Registrar is not competent to cancel the registered document.
T. Kalaiselvan, Advocate (Advocate) 06 March 2024
you cannot cancel the registered sale deed for any reason including your personal inconvenience reasons
If you don't want to hold this property anymore then you can sell the property to any prospective buyer which may include the vendor himself.
If the vendor has played fraud on you by selling this property then you can approach court with substantial evidence to prove that the vendor played fraud o you while selling this property hence to cancel the sale deed and direct the vendor to return the sale consideration amount
