How much is limitation period for initiating a civil suit ?

I rented an apartment in 1999. My landlord is initiating a suit now for evicting me saying I signed a document to vacate in 2013, thus he waited 8 years.

Isn't there a statuary limitation period of 3 years from the date when right to sue accrues ?

I also read that in some cases like immovable property it is 12 years but 12 years starts from the day I rented which is 1999 & thus it is over 12 years ( It is 22 years from when I rented in 1999 )

Can some expert advocate guide me please ?

Thank You

For eviction no limitation is prescribed ,only for recovery of arrears of rent is three years .
