In Gujarat Rent Control Act, the new owner/purchasr does not get a legal right to ask the tenants to vacate if the tenants are observing the terms of Gujarat Rent Act. He has to file an eviction suit in the Court and get an eviction order from the Court to get a vacant possession of the rented premises.

What do you mean by "third party claiming to vacate the property"? Whatever be the circumstance, eviction of the tenant is possible only by resorting to the due process of law.
