Government/ society mc loot

I own a apartment in Mumbai since 1992. We obtained Deemed Conveyance in 2023 and had to shell out 40 Lacs rupees. MC didn't provide any breakdown of the expenditure in spite of asking for it.

Now MC has come out with another demand of 30 Lacs for obtaining Property Card and provided 3 quotes which are nothing but colliding with one Jagdish Deshmukh purported to Ex MHADA. He has quoted Lump sum 30 lacs without giving the breakdown of the cost which is huge and not at all justified.

I am tried to find out the approximate cost from my sources according to which even with the bribes to corrupt revenue officer in the Revenue Department is 12-15 lacs as we already have a registered Deemed Conveyance and for mutation process cost can't be more than a few lacs.

MC is in tearing hurry to collect the amount in 3 installments and my share comes to 75k.

Kindly help and guide me on course of action. TIA

The query needs clarity.  If you purchased the flat in 1992 and MC made the deemed conveyance, why were you silent all these years? Is it reliable?

You can take legal action by first sending a legal notice demanding explanation about the exorbitant amount demanded for the purpose and pursue legal action subsequently.

Whether the Society has demanded from you only or it is applicable to all members ? 

Prima facie  it is an unbelievable statement.

Accordingly it will be appropriate to show relevant documents to a local prudent lawyer / CA for proper appreciation of facts, professional advise and necessary proceeding.

The MC is bound to explain and get the annual accounts audited by penal CA engaged for the purpose and approved by GBM before submission of his (CA's) report to the Registrar.
