Gift deed in maharashtra

Sir,

My wife want to gift me a parcel of land (Area abt. 276 sq. mtrs). The land is NA, located in Tadwadi, Taluka - Karjat and in Gram Panchayat area. I am not getting correct information related to Stamp Duty, registration charges etc. as Stamp Duty calculator in IGR, Maharashtra official website is not working. Also visit to local Registration office at Thane did not yield any result.

Please assist.

The stamp duty for a Gift deed shall be 3% and for family members, it shall be Rs. 200/- only.

Since your wife is gifting the land to you (spouse → close family), Maharashtra provides a special concessional rate under the Stamp Act the Stamp duty is a flat nominal amount  around ₹200 for residential/agricultural property gifted to family members (including spouse). This concession is available only if the property is genuinely residential or agricultural, and the deed clearly states the relationship and fulfils all legal conditions.

Stamp duty is a State subject, which differs from a State to another.
