Execution petition due to re encroachment

I have Decree from 2016 I'm in Favour against my Neighbour Encroachment

First Appeal was also disposed since both parties were not contested

As per decree they have vacated within two months..Now again recently they are again trying to Re Encroachment by Land

How Can I protect my Land?

An execution petition can be filed within 12 years.

Will there be any Questions about delay in filing Execution Petition after 10 years

This is an Agricultural land..Can the Opposite party try to get Stay or any other precautions I have to do before filling EP

Nothing can be predicted at this stage and untill notice of EP is served and JD (judgment debtor) files any objection, your query is premature.
