Cancellation of gift deed by donor.

Can the donor cancel a registered , unconditional gift deed after 2 years without the consent of the donee ? How do the donee get to know whether the donor has applied for cancellation of the gift deed? Can the Donor threat the donee of cancelling the gift deed in case the do not receive a sum of money from the donee?

Once a gift is accepted by donee, s/he may or may not agree to cancel the gift deed, which can not be cancelled unilaterally by donor.  

Treats have no place in law for such a case/ situation.

Dear Client, The Transfer of Property Act, 1882 provides section 126 which deals with suspending or revoking a gift. Section 126 provides that the donor and donee may agree that on the happening of any specified event which does not depend upon the will of the donor, a gift shall be revoked or suspended.
